Renters' Rights Act 2025

The Renters’ Rights Act 2025 introduces the most significant changes to the private rented sector in decades, with new rules coming into force from May 2026.

The Act will change how tenancies operate, how rent can be reviewed and the compliance standards landlords must meet. Fixed-term tenancies will be replaced by rolling agreements, Section 21 evictions will be abolished, rent increases will be restricted and new registration and property standards will apply.

To help landlords understand what these changes mean in practice, we’ve produced a clear, practical guide that highlights the key reforms and sets out the steps you should be taking now to prepare.

The guide covers:

  • Changes to tenancy agreements and possession rules

  • New rent review processes and tenant challenge rights

  • Registration and Ombudsman requirements

  • Property standards including the Decent Homes Standard and Awaab’s Law

  • Financial planning considerations for landlords
